The last major project in the Plan-les-Ouates economic and industrial park, ESPACE TOURBILLON offers space of 95,000 sqm for rent and sale in condominium or full ownership, designed for industry, crafts, research, SMEs and services. With its motorway and public transports links, the site is seen as the ideal entry point to Geneva with rapid access to both sides of the lake. In 2019, a tram line will connect the complex to the Léman Express, the rapid train network linking the Geneva and Vaud cantons to France.

To achieve a balance between a high quality working environment and welcoming public spaces, the buildings are organised around a mainly pedestrian central precinct with terraces and green areas. Local services such as a supermarket, food court and gym will be located on the ground floor in high arcades with wide bay windows. With over 500 companies in the Plan-les-Ouates industrial park, there is a vast range of businesses and services locally.

The five ESPACE TOURBILLON buildings are served by an underground logistics terminal that can accommodate trucks of up to 40 tonnes and 4.5 metres high. Its loading and storage areas permit the distribution of goods to all buildings on the site. With a clearance height of over 5.5 m, this platform has been designed to ensure safe and efficient logistics operations. All upper floors are accessible thanks to a goods lift with a 4-tonne working capacity.


_PLANS

Designed as a true industrial incubator where the flow of people and goods is facilitated, ESPACE TOURBILLON is divided into five buildings organised around a central precinct and an underground logistics terminal. The planned tram line to the Léman Express station in Perly will pass to the north of the buildings. Trucks and cars will enter the basement via dedicated entrances. At a distance of just 500 metres, the motorway offers rapid access to Switzerland and France.

Platforms of around 3,000 sqm of floor space, divisible into units of 100 sqm and an underground storage area of 18,000 sqm. _Dates

Construction began in June 2017 and all building will be constructed in one stage. Buildings A and B will be completed in 2020. Buildings C and D will be delivered turnkey to a foundation and the construction will be done according to their needs. Building E is scheduled to be completed at the end of 2021. Finally, the logistics terminal and the parking areas will be achieved simultaneously with the first buildings.

The tram link to the Lancy-Pont-Rouge station in Perly will start operating at the end of 2019. ESPACE TOURBILLON will be four stops away from the Leman Express station, which will offer 6 trains every hour, including two direct services to Lausanne.

_Logistics terminal

Unique in Geneva, this straight-line underground hub is designed to receive trucks of up to 40 tonnes. It provides access to a storage area of 18,000 sq m, from which goods can be distributed to all five buildings. All upper floors are accessible via a goods lift with a 4-tonne working capacity. With a clearance height of over 5.5 m, this platform has been designed to ensure safe and efficient logistics operations.

By creating a dedicated underground goods transport facility, ESPACE TOURBILLON avoids loading bay bottlenecks, meaning valuable time-saving for users. With an entrance to the east and an exit to the west of the site, the 350 m long tunnel can accommodate several trucks at once.

_Location and accessibility

Located to the west of Geneva, overlooking the mouth of the lake, the Plan-les-Ouates industrial park has direct motorway access. It has the benefit of a dense road network that provides easy access to the city centre and to both banks of the Canton of Geneva. Geneva’s international airport can be reached in just a few minutes by motorway.

From 2019, the site will be well-served by public transport with the new tram link to the Lancy-Pont-Rouge station in Perly. There will be a tram stop right in front of the ESPACE TOURBILLON site. Some 10 minutes away, the Lancy-Pont-Rouge station will be served by the Leman Express line, with direct trains to Cornavin, Champel-Hôpital, les Eaux-Vives etc. and two direct services every hour to Nyon and Lausanne and four from Coppet to Annemasse.

There is an underground car park reserved for users and visitors to ESPACE TOURBILLON. For easy access to the buildings in private vehicles, there is an exclusive entrance for cars separate from the access road to the logistics terminal.

With the development of power-assisted bikes, it is now feasible to travel distances of several kilometres on your daily commute. A growing number of employees are taking to the bike to keep in shape, to protect the environment or to save valuable time. Clarins has a hire shop just a few metres from ESPACE TOURBILLON where electric bikes can be rented. And finally, the municipality is working to develop a self-service bike scheme.
