_Description

ESPACE TOURBILLON is the last major project in Plan-les-Ouates’ economic and industrial park. ESPACE TOURBILLON offers a space of 95,000 sqm for rent and sale in condominium or full ownership, designed for industry, crafts, research, SMEs and services. With its motorway and public transports links, the site is seen as the ideal entry point to Geneva with rapid access to both sides of the lake. In 2023, a tram line will connect the complex to the Léman Express, the rapid train network connecting the cantons of Geneva and Vaud to France.

To achieve a balance between a high quality working environment and welcoming public spaces, the buildings are organised around a pedestrian central precinct with terraces and green areas. Local services such as a supermarket, food court and gym will be located on the ground floor in high arcades with wide bay windows. With over 500 companies in the Plan-les-Ouates industrial park, a vast range of businesses and services are offered locally.

The five buildings are served by an underground logistics terminal that can accommodate trucks up to 40 tonnes and 4.5 metres high. Its loading and storage areas allow the distribution of goods to all buildings on the site. With a clearance height of over 4.5m, this platform has been designed to ensure safe and efficient logistics operations. All upper floors are accessible through a goods lift with a 4-tonne working capacity.

_Dates

Construction began in June 2017 and all buildings will be constructed in one stage.  Buildings C and D will be delivered in 2020 on a turnkey basis to a Foundation and the construction will be done according to their needs. Buildings A and B will be completed the same year whereas building E, sold in April 2021, will be achieved in 2022. The logistics terminal and the parking areas will be finalised simultaneously with the first buildings.

The new tram line linking Lancy-Pont-Rouge to Perly station will start operating in 2023. ESPACE TOURBILLON will be four stops away from the Léman Express station, which offers 6 trains every hour, including two direct services to Lausanne.

_Logistics terminal

Unique in Geneva, this straight-line underground hub is designed to receive trucks up to 40 tonnes. It provides access to a storage area of 18,000 sq m, from which goods can be distributed to all five buildings. All upper floors are accessible via a goods lift with a 4-tonne working capacity. With a clearance height of over 4.5 m, this platform has been designed to ensure safe and efficient logistics operations.

By creating a dedicated underground goods transport facility, ESPACE TOURBILLON avoids loading bay bottlenecks, meaning valuable time-saving for users. With an entrance to the east and an exit to the west of the site, the 350 m long tunnel can accommodate several trucks at once.

_Location and accessibility

Located to the west of Geneva, overlooking the mouth of the lake, the Plan-les-Ouates industrial park is directly connected to the motorway. It benefits from a dense road network that provides easy access to the city centre and to both sides of the Canton of Geneva. Geneva’s international airport can be reached in just a few minutes by motorway.

From 2023, the site will be well-served by public transport with the new tram line that will connect Lancy-Pont-Rouge to Perly station. At about 10 minutes away, Lancy-Pont-Rouge’s station is served by the Léman Express line, which offers direct trains to Cornavin, Champel-Hôpital, les Eaux-Vives etc., and two direct services per hour to Nyon and Lausanne and four from Coppet to Annemasse.

ESPACE TOURBILLON offers an underground parking space reserved to users and visitors. For a facilitated access to the buildings, exclusive entrances will be dedicated  to private vehicles, separated from the access road to the logistics terminal.

With the development of power-assisted bikes, bicycles can now cover distances of several kilometers on your daily commute. A growing number of employees are adopting it to stay in shape, to protect the environment or to save valuable time. A A rental shop is available at Clarins, a few meters from ESPACE TOURBILLON, to rent electric bicycles. Finally, the municipality is working to develop a self-service bicycle concept.

Public transportation

Beginning in 2023, the tram stop «Tourbillon» support to the public transport users will be directly connected to Lancy-Pont-Rouge’s station by tram 15 and to the new Léman Express, which serves effectively the greater Geneva area.

ESPACE TOURBILLON will only be at twenty minutes from Cornavin and Annemasse’s stations.

Thirteen shuttle lines running to the Vaud Canton and neighbouring France will also be available, completing the public transport offer.

Bicycles

In urban areas, biking is the fastest way to get around. It is easy to use, and has numerous health and environmental benefits. With a 50% increase in overall traffic in Geneva over the last decade, it is also a mode of transport that is gaining popularity.

A self-service shared bike station (including electric bikes) is located at ESPACE TOURBILLON. All the employees of the site can benefit from a subscription at a preferential price.
